Donovan Bros. Golf’s role in the development of a new golf course is to ensure a proven, systematic approach is taken in designing, building, and opening a golf course and clubhouse. Donovan Bros. Golf uses a team approach, with collective participation of the architect, contractors, and the owner, to create a successful, well-planned golf facility that we would be proud to manage.
Site Analysis and Development Budget:
Based on our review of the site and the owner’s vision, we produce a development budget taking into account all possible costs and allow for adequate contingencies.
Architect Selection:
We work together with the owner to select the best architect given the site, budget and vision.
Plans Review: We conduct pre-development meetings with golf course and building architects, engineers and planners, reviewing and providing commentary on drawings and plans with respect to routing, playability, design of the golf course and functionality and flow of clubhouse, cart and maintenance facilities.
Design Bid Specifications / Bid Review / Contractor Selection:
Utilizing our experience in evaluating and analyzing construction costs and estimates for the golf course and building structures, we design bid specifications and provide analyses of submitted bids. We work together with the owner and architect to select the best and most appropriate contractor for the project.
Pre-Construction Planning:
We analyze and review significant components of construction, including earthwork, feature work, greens and tee size, pump stations, cart path layout, irrigation plans, bridge and cart crossing, limits of clearing, surface and sub-surface drainage, sodding, soil amendments, grassing, and grow-in. With respect to clubhouse facilities, we analyze and review the floor plan layout, storage requirements, food and beverage/kitchen design and layout, cart storage layout requirements, vehicular and pedestrian traffic flow, and interior FF&E requirements.
Construction Oversight:
We review and analyze contractor requisition submissions, conducting periodic site visits prior to and throughout all phases of construction. We also negotiate with construction contractors and all facility equipment suppliers, and oversee the interaction of the architect, contractors and owner.
Grow-in Supervision:
We provide professional staff to oversee the seeding and grow-in of the golf course.
Golf Course Opening:
Upon completion of the golf course, and approximately 120 days prior to opening, Donovan Bros. Golf commences turn-key management of the facility. We prepare and update operating budgets and marketing plans; identify, hire, train and supervise the facility management team; set policies and procedures for each department; establish operating goals and reporting schedules; and fully stock all pro shop and food and beverage operationsfor opening day. |
